The Importance of Roof Maintenance

Suddenly you need a roof replacement, but why? Your roof isn’t that old?  Yeah so, you let those low hanging branches go, and during the last wind storm, a lot of debris fell on the roof, so you walked up on the roof to clean it off, and you let that moss build up in certain spots, but it should be fine, right?

Nope. None of that sentence is correct! Any debris or moss build-up of any kind can cause damage to your roof, create leaks, void your warranty and take years off the lifespan of your roof.

~ Low hanging branches may appear to be doing no harm, but as soon as the wind kicks up, or snow builds up on them, they can scrape the shingles causing granule loss.  These granules are what protect your shingles from environmental elements including sunlight and weather damage.  When granule loss begins, it usually means the end of the life for your roof.

~ Debris like leaves or pine needles can pile up on the roof around chimneys or vents.  These piles of debris then trap moisture and water which deteriorate your shingles.  Debris can also collect in valleys and gutters blocking proper water flow away from the roof.  Water will find a way into your home any chance it can, so avoiding standing water on your roof is essential to preventing leaks and deterioration to your shingles.

~ Moss build-up isn’t always easy to see.  It can build-up on top of your shingles, as well as under the shingles and in small cracks.  As the moss continues to grow, it pushes the shingles up away from the roof deck allowing water to enter and leak into the home.

What’s the damage is done, it’s irreversible.  Damaged shingles that are cracked, weakened or curled are more dangerous during storms.  These shingles are more likely to catch the wind and expose your roof deck to the elements causing leaks and other damage.
